Frequently asked questions
Three, as a rule. The Florida Building Code governs the structure, and the steel package arrives with engineer-sealed drawings matched to your lot's design wind speed and exposure. Because a gym gathers people for classes, the fire marshal checks the plans against the Florida Fire Prevention Code. Before any of that, most commercial parcels go through the local site-plan or zoning process. Your county or city decides exactly which steps your lot faces.
Yes. A gym that sells memberships to the public is a public accommodation under the ADA. Plan for accessible parking, an entrance and route that reach the training floor, and changing areas, showers and toilets a wheelchair user can use. Plan reviewers look for these details before a permit is issued.
Work backward from the equipment and the busiest class. Lay out the racks, rigs, cardio rows and turf lanes with the clearance each needs, add the front desk, restrooms, locker rooms and storage, and the footprint follows. Owners who expect to grow often leave one endwall designed so the building can be extended later.
Taller than most commercial space. Rope climbs, overhead lifts, wall-ball targets and pull-up rigs all need open height, and the lowest beam, light or duct is what limits them, not the eave height on the drawing. Tell the builder the tallest movement you plan to coach so the frame is set for it.
It can if the slab is designed for it. Mention free-weight and Olympic lifting areas, rig footprints and any heavy machines before the concrete is poured, so the thickness, reinforcement and anchor locations account for them. Rubber flooring protects the slab and the bars but does not replace a properly built floor.
A room full of people working hard throws off a lot of heat and moisture. Put insulation in the roof and walls, size the air conditioning and ventilation for a packed class rather than a quiet afternoon, and plan for dehumidification. Bare panels over a humid workout floor will sweat and drip.
They are popular in functional training gyms because they open the floor to an outdoor run or turf area and pull in a breeze in mild weather. Each door is a large opening the frame has to be engineered around, and an open door works against the air conditioning, so decide how often they will be up.
